Frequently Asked Questions

How do you test properties for presence of lead paint?

The exterior is visually inspected and photographed. The interior is visually inspected, diagrammed, and photographed. Dust wipes are collected from key areas including doors, floors, window sills, walls, and stairs. Samples are secured and sent to the lab for analysis. For pre-1978 rental properties, this dust wipe sampling method is required for a 2-year Lead Safe Certification. 20-year certifications require XRF analysis at significantly higher pricing.

Is any special preparation needed before the inspection?

Yes, properties and rooms should be clean prior to testing. Dirty or cluttered rooms can negatively affect test results. A cleaning fee will be charged if we need to clean before conducting the inspection.

What happens if lead is found during testing?

If lead is detected, we provide a detailed report and coordinate with licensed abatement contractors to safely remove or encapsulate the hazard. We guide you through the entire remediation process.

How long does testing take?

With our CertiVue™ platform, on-site inspection takes approximately 30 minutes. When we leave, the report is 98% complete—just waiting on lab results. Lab analysis takes 24-72 hours (overnight results available), and your report is immediately produced for filing and delivered to you.

Do you test properties built after 1978?

Yes! While pre-1978 properties have mandatory lead testing, we test properties of any age for lead, PFAS, microplastics, and pathogens to ensure comprehensive environmental safety.
