Rental compliance by city
Each municipality files differently. Start with the requirement that applies to your property.
XRF Lead Paint Inspection
A passing XRF inspection qualifies pre-1978 rentals for up to 20 years of certification — instead of renewing every 2 years. Cleveland requires the combined lead risk assessment + XRF inspection for the 20-year exemption. Non-destructive, real-time readings, filed directly with the city.
$950 single-family flat rate — includes the risk assessment, XRF testing, lab fees, full report, and city filing. Multi-unit discounts available.

How the Travel Surcharge Is Calculated
Two simple, industry-standard line items for any trip beyond our free zone:
Real Example: Columbus Trip
Cleveland → Columbus is approximately 140 miles each way (~2.25 hours each way).
- Mileage: 280 mi round-trip × $0.725$203
- Drive time: 4.5 hr round-trip × $65$293
- Estimated travel surcharge~$496
Added on top of standard service pricing (e.g., $425 single-unit lead paint test → ~$921 all-in for Columbus). Toledo and Cincinnati are calculated the same way using actual round-trip miles and hours.

Pricing & Travel FAQ
Straight answers about what you'll pay and why.
Q.Is travel really free within 50 miles of Cleveland?
Yes. Any address within roughly 50 miles of downtown Cleveland is billed at our standard service price with zero travel surcharge. That covers all of Cuyahoga County and most of Lake, Lorain, Medina, Summit (Akron), Geauga, and Portage Counties.
Q.How much does it cost to test in Toledo, Columbus, or Cincinnati?
Travel surcharge = ($0.725 × round-trip miles) + ($65 × round-trip drive hours). For example: Columbus is roughly 280 round-trip miles and ~4.5 hours of drive time, which works out to about $496 added to your standard service price. Toledo runs ~$330 and Cincinnati ~$880. We always confirm the exact number in writing before you book.
Q.Why $0.725 per mile?
That's the 2026 IRS standard business mileage rate — a federally recognized benchmark that covers fuel, depreciation, insurance, and maintenance. Using the IRS number means our mileage charge is fully transparent and never inflated.
Q.Why charge for drive time at all?
A Columbus or Cincinnati job ties up an inspector for a full day instead of three local jobs. The $65/hour drive-time rate covers labor cost without passing the full lost-revenue impact on to you.
Q.Can multiple properties share one travel surcharge?
Yes. If we can test 2–5 properties in the same trip (same city or along the same route), the travel surcharge is split across them. Tell us in your quote request and we'll give you the bundled price.
Q.Do I pay travel up front?
No. Travel is invoiced together with the testing service after the inspection is complete. The total amount is locked in by the written quote you receive before booking — no surprise add-ons.
Q.What if my address is just outside the 50-mile zone?
Borderline locations (50–70 miles, e.g., parts of Ashland, Wayne, or Trumbull County) are usually billed at a small flat trip fee instead of full mileage + drive time. Send us your address and we'll let you know.
Q.How do I get an exact quote?
Use the quote request form and select your region — we'll respond with an itemized written quote (service + travel surcharge, all-in) within one business day.
